Welcome home to this immaculately maintained ~800 square foot basement apartment with full ceiling height and ample lighting. The apartment is fully furnished and features a private and separate entrtrance with keypad entry.

Amenities include central air conditioning and heating; a kitchen equipped with a full-sized stove, dishwasher, side-by-side refrigerator (with water and ice maker), small microwave, blender, tea kettle, SS French Press, toaster, small drip coffee maker & Keurig, spices, a compost bin, wine glasses, mixing bowls, strainer, pots, knives, cutting boards, pans, utensils, silverware, plates, bowls, and cups; oven mitts; a dining room; a comfortable living room; and a master suite featuring a 4x6' shower, heated tile floors, and two sinks with sizeable vanity mirrors, and in-unit washer and dryer. A comfortable queen-sized bed with sheets, and towels is provided. Additionally, a hairdryer, full-size iron, ironing board, large desk, and office chair are available in the apartment.

This unit can be rented on a short-term or long-term basis.


Terms & Conditions:

1. Occupancy:
This unit is for the sole occupancy of one (1) person only.
No outside guests are permitted
No smoking
Parking for one car is available

2. Tenant Qualifications:
Tenant must be at least thirty (30) years of age
Valid government-issued identification is required prior to occupancy.
A full background and credit check will be conducted.

3. Pets:
No pets of any kind are permitted on the premises. This includes, but is not limited to, cats, dogs, birds, reptiles, and other animals.

4. Prohibited Items and Activities:
The following items are not permitted inside the apartment unit: sports equipment, fishing gear, camping gear, bicycles, and coolers.

Cooking foods known to produce strong odors is prohibited, including but not limited to fish, garlic, bacon, and curry.

The use of perfume, cologne, hairspray, and other aerosol sprays is not permitted inside the apartment.

5. Noise Considerations:
This is a basement apartment, and the landlord resides directly above. Tenants should expect to hear walking and light noises between the hours of 7:00 AM and 10:00 PM.

6. Access:
Access to the unit requires the use of stairs (see provided photos).

7. Location:
The property boasts a great location in Canyon Park/ Bothell, with walkable access to numerous amenities, including: FedEx, Bank of America, Outback Steakhouse, Bonefish Grill, Arby's, Chinese food, Subway, Tortas, Applebee's, Pilates, QFC Grocery Store (24/7), PCC, Bartell Drug Store, 5 Guy's Burgers, Jack in the Box, Qudoba, Wendy's.

8. Transportation
There are several buses in the area. One block away is the 120 which takes you directly to the Lynnwood Park & Ride and there is a bus stop right out in front of Applebees that takes you to the UW Bothell/Cascadia (bus #120 and 106). On the other side of the street is the Canyon Park Park & Ride where you can catch buses to Bellevue, as well as the Swift Green Line bus that makes stops at the PAE Airport and Boeing, in Everett.

8. Financial Requirements:
The first month's rent and the full security deposit are due upon signing of the lease agreement, after the background check has been approved.

9. Rent:
The montly rent includes all utilities (water/sewer/garbage/gas & electric, and fast internet: $1,950/month

10. TV
There is no cable TV, but it's a Smart TV and you can log into your apps. There are also hundreds of programs to view using the "guide" button on the remote control.
